Mini-split AC on the coast: protecting it from salt air in Los Cabos
Why air conditioners wear out faster near the ocean and what maintenance keeps your mini-split cooling well and lasting longer in Los Cabos.

Air conditioning runs many hours a year in Los Cabos, and the outdoor unit is exposed to sun, humidity and salt carried by the ocean breeze. That is why a mini-split on the coast needs more care than one inland.
Why it wears out faster near the ocean
The outdoor unit (condenser) has a coil with very thin metal fins that air passes through. Salt builds up between the fins, holds moisture and slowly corrodes them. Over time the unit transfers less heat, cools worse, uses more electricity and can develop refrigerant leaks.
Signs your unit needs a check
- It takes longer to cool or no longer reaches the temperature it used to.
- Your electricity bill goes up without a change in use.
- You see white deposits, rust dust or crumbling fins on the outdoor unit.
- Water drips inside the house.
- It makes new noises or smells musty when it starts.
What helps when choosing and installing
- Ask for units with an anti-corrosion coated coil designed for coastal areas.
- Place the condenser where it does not face the ocean breeze directly, with room to breathe.
- Shade or protection from direct sun, without blocking the airflow.
- Rust-resistant hardware and mounts, and well-sealed electrical connections.
- A surge protector, given the outages and voltage swings.
Recommended maintenance
- Clean the indoor unit filters every two to four weeks during the cooling season.
- Rinse the outdoor coil with fresh water to remove salt, at low pressure so the fins don't bend.
- Book professional maintenance at least twice a year: deep cleaning and checks of drainage, connections and refrigerant pressure.
- Check the unit before summer and after hurricane season.
A clean unit cools better and uses less energy. Letting salt build up usually ends in more expensive repairs or replacing the unit early.
